The Renaissance at Lincoln Park

Organization Name: THE NRP GROUP

Project Title: The Renaissance at Lincoln Park

Project Location: New Rochelle, New York

Project Description:
The Renaissance at Lincoln Park will be a newly constructed 11-story, 150,000 SF Enterprise Green Community certified workforce housing development featuring high-quality finishes and sustainable materials and energy systems. The 180-unit community will serve households earning at or below 40% AMI with tiers up to 80% AMI. The development will feature studio, one- and two-bedroom units, as well as a resident lounge and patio, roof deck, and fitness center. A brand-new, state-of-the-art 22,000 SF Boys & Girls Club Boys will accompany the development, as well as a 356-vehicle garage for residents and the public. The Renaissance was developed by a public-private partnership between the local non-profit Guion Renaissance Housing Development Fund Corporation, The NRP Group, Kensworth Consulting, The Remington Boys & Girls Club and the City of New Rochelle. With tremendous support from NYS Homes and Community Renewal, Westchester County, and the Interfaith Development Council, financing closed in October and construction is scheduled to begin in December 2020. The Renaissance is expected to be complete in 2023.

Community Impact:
The Renaissance represents a collaborative public-private partnership and tremendous investment in a historically underserved New Rochelle community. This transformative development includes a state-of-the-art 22,000 SF Boys & Girls Club featuring a gym, basketball court, music & podcast studio, and demo kitchen that will anchor the community and nurture the next generation of leaders. The new facility is nearly twice the size of its previous home, a distressed building built in 1953. The rebuilding was conceived in response to the community’s expressed need for a larger, modern facility which already serves more than 3,675 youth every year with a growing waitlist.

The Renaissance at Lincoln Park is located in the Lincoln Avenue Corridor, a priority area for investment in the City’s Downtown Revitalization Initiative. The project is situated half a mile away from the Metro-North station and roughly 20 miles from New York City.

As the City grows and demand for affordable housing continues to outpace supply, the Renaissance with its excellent transit connections will offer families the opportunity to access a rich array of economic, education and cultural resources in New Rochelle, Westchester
