Project Description:
Sendero Verde will be a transformative affordable housing and mixed-use development in New York City that will be a leader in sustainability and mixed-use development upon its completion. The project will provide East Harlem and its residents with vitally needed affordable housing, community resources for education and wellness, and activated public space for gathering and play. Sendero Verde will be completed in two phases and includes nearly 700 units of affordable housing at a wide range of income levels, from formerly homeless to 120% AMI. Three mixed-use buildings are centered around an 18,000 sf publicly accessible courtyard, with community facility spaces opening directly onto courtyard and activating the space. In total, Sendero Verde will have approximately 90,000 sf of community facility space, including 12,000 sf for Union Settlement, an East Harlem non-profit that will provide youth and senior services, and a 50,000 sf charter school. The development will also offer permanent homes for three GreenThumb community gardens. The project team is striving to make the project a model for future large-scale, multifamily Passive House development in the United States and around the world.

Community Impact:
The project ensures that it will serve both its residents and its community through the creative use of financing, design and sustainability.

In order to provide adequate social services for the project’s formerly homeless population, Promesa, an affiliate of Acacia Network, will run a robust social services program at Sendero Verde. Promesa has been approved for a 15/15 grant that will be used to pay for a Resident Social Services director, occupational therapists, art and dance classes, housing specialists, and 24-hour security.

The Sendero Verde courtyard was thoughtfully designed to create spaces that are welcoming, inspiring, and foster connections between the residents and the neighborhood at large. The various activity pods of the courtyard will provide the public with space to play, gather, exercise and relax.

By designing to the Passive House standard, both the tenants and building owner are expected to realize significant energy cost savings when compared to a typically constructed building. Sendero Verde will achieve not only a high level of energy efficiency, but also have superior levels of indoor air quality, occupant comfort, and resiliency.
