Project Description:
Jerome Court Redevelopment is a prime example of a leading supportive housing provider teaming up with a mission based local developer and working with various NYC agencies, including City Planning, HPD and HDC to provide 175 units of affordable and supportive housing and dramatically improve a key neighborhood streetscape. The site is located at 1769 Jerome Ave in the Morris Heights area of the Bronx and was formerly occupied by a 2-story residential building with 40 SRO units. Jerome Court is one of the first affordable housing developments to utilize the new Jerome Corridor rezoning. The supportive units will house formerly homeless individuals and families with mental health or substance abuse issues using the NYC 15/15 operating and rent subsidy. The project also features approximately 7,000 sq. ft. of first floor retail space and social service space. Amenities include a laundry room, gym, outdoor space for residents, and 24-hr on-site security. The project will add dramatic improvements to the pedestrian experience on the Jerome corridor, the entrance to the 176th street subway station and the 176 St stair street connecting Davidson & Jerome Ave.

Community Impact:
The development will transform the former SRO site, once home to a 1970s motel, into a thriving mixed-use building that will activate the Jerome Ave corridor, provide new affordable units to the community and provide housing and supportive services to some of New York’s most vulnerable populations. One of the key drivers of homelessness in NYC is the cycling in and out of various institutions & shelters. S:US is particularly suited to break this cycle by utilizing meaningful, socially competent services to serve individuals who tend to suffer from substance abuse, mental illness and isolation. In order to meet the growing demand for supportive housing units, a full range of supportive services is necessary in order to ensure these individuals in need remain stably housed.

Organization Description:
S:US is a non-profit organization serving over 35,000 consumers annually with housing & social services. S:US was founded in 1978 to support individuals with developmental disabilities & mental illness in finding community-based housing placements & social support. S:US has 183 programs across 135 sites & provides permanent housing to over 2,500 residents in NYC. Bronx Pro is a neighborhood-based firm employing professionals and support staff engaged in real estate development, construction, property management, resident services, and asset management.
