Project Description:
Services for the UnderServed (S:US) is partnering with L+M Development Partners, Apex Building Company and RiseBoro Community Partnership to develop a mixed-use campus in the East New York neighborhood of Brooklyn. The site, located at 875 Erskine Street, is currently occupied by the OPWDD run Brooklyn Development Center, and will be transformed into the new Alafia development. Phase 1A of the Alafia development will provide 452 units of affordable housing to East New York, including 136 units of supportive housing for individuals with intellectual/developmental disabilities and people experiencing homelessness with a behavioral health diagnosis. The entire Alafia project will provide over 2,400 units of affordable, supportive and senior housing throughout a 28 acre campus. The new Alafia development will also include a large medical facility, substantial large and small retail spaces, as well as significant amounts of public and private open space, community amenities and parking. The first phase 1A of Alafia will close on construction financing in December 2021 and is expected to be completed in the Spring of 2023.

Community Impact:
Phase 1A of the Alafia development will provide a significant benefit to the surrounding East New York community, beginning with the addition of affordable and supportive housing. The development team will continue to work with the community and incorporate their input into the development of the campus. Alafia will work with community partners on several workforce development initiatives and opportunities.

In addition to ample residential space, retail space, and parking, the entire Alafia development will bring 11.3 acres of green space to East New York. This green space will include a fitness loop and distinct active play zones available for public use, open agricultural space for community education and enrichment, and residential building courtyards.

Alafia seeks to incorporate lessons of longevity and health inspired by Blue Zone communities around the world into the overall design. The goal is to create a place where residents and members of the community can enjoy the opportunity to exercise, access nutritious and nourishing food choices, and build the social foundation for meaningful, fulfilling lives.

Services for the Underserved is a 501(c)(3) New York non-profit, founded in 1978, serving more than 37,000 annually with housing and social services. We currently operate programs in more than 180 sites, including congregate and scattered site supportive housing. L+M Development Partners is an established full-service real estate development firm with expertise in taking projects from conception and planning through completion and management. Since 1984, L+M has been an innovator in developing quality affordable, mixed-income, and market rate housing.
