Completed in November 2021, 201 Ellicott is a progressive development that contributes to the growing vibrancy of Downtown Buffalo, NY through the introduction of affordable housing and a fresh food market. The cornerstone of the development is 201 affordable units for lease, including 1-bed/1-bath and 2-bed/1-bath units. Finishes and features include luxury vinyl plank floors, kitchen with wood cabinets, bathroom with wood vanity cabinet, bedroom(s) with ample closet, pet-friendly and ADA adaptable. Tenants will enjoy a fitness and community room, indoor bicycle storage, and outdoor spaces. In addition to the affordable housing element, the project scope included the introduction of a fresh food market, operated by Braymiller Market, totaling 20,000 SF. The mix of retail and wholesale space services local restaurants as well as the general public, offering fresh fruits, vegetables, prepared foods, catering, and other items. Community Impact:
The 201 Ellicott project successfully transformed a ±2.5 acre surface parking lot into a mixed-use, mobility-oriented development, bringing an affordable fresh food market, as well as 201 affordable rental housing units and a mobility hub, creating a unique gateway project for the City of Buffalo.. The project’s guiding principles, as identified through public and stakeholder input include: Affordability: welcoming a diverse group of residents to the urban core; Vibrancy: activating street life; Mobility: maximizing connectivity; and Health & Wellness: making fresh food available to an underserved community. These principles were realized as the development took shape, optimizing the site for its highest and best use. Specifically, affordable housing options were made available in the city’s downtown core, a food desert was greened, making fresh food options a reality through the market component, and a multi-modal transportation hub was created to enhance transportation options and encourage connectivity with the entire city.
