Project Description:
1159 River Avenue is a new 245-unit, 19-story mixed-use building located a few blocks north of Yankee Stadium in the Concourse section of the Bronx, that is currently in construction and will be completed by Summer 2023. The project will be one of the largest supportive housing developments in New York City with a mix of populations including 146 total supportive units and 99 units set aside for low-income families.
The building sets back significantly above its tall commercial base to push the residential units as far away from the adjacent 4 train's elevated railway as possible. To take advantage of the site's southern exposure and the views towards Manhattan, the “back” of the building becomes the front with the main residential terrace facing that direction. To further emphasize this orientation, double-height lounges are provided on every other floor of the residential tower, placed on the south-western corner of the building. These lounges are one of the unique features in the building, connecting alternating floors together and providing opportunities for social interaction.
Community Impact:
1159 River Avenue sets the design standard for affordable development in a rapidly changing and densifying section of the Bronx, providing much needed new subsidized housing for neighborhood residents. In addition, the residential portion of the building is owned and managed by Community Access, a pioneer in the supportive housing field and in providing mental health services. This development is one of a network of buildings operated by Community Access in the South Bronx that provide on-site social services for individuals with mental health concerns and families with histories of homelessness.
