Project Description:
Conifer Realty has partnered with Community Development Corporation of Long Island to build brand new, state-of-the-art affordable housing in the Town of Southold in Suffolk County. Vineyard View is a 50-unit, workforce housing development, located at 62600 County Road 48 in the Town of Southold adjacent to the Village of Greenport. The Development consists of 14 one-bedroom apartments, 22 two-bedroom apartments, and 14 three-bedroom apartments. Of these apartments, 25 are for families earning up to 50% of the Area Median Income, and 25 units are for families earning up to 60% of the Area Median Income. The site consists of 7 two-story residential buildings with one community building. The community building is approximately 2,554 square feet. The residents of the Development have access to an on-site laundry room, community room, computer lab area, and a fitness room in the community building. The Manager’s Office and Maintenance Area also is in the community building. Surrounding land uses include single family uses, park lands, and seasonal hotels. Vineyard View’s design promotes energy efficiency by meeting the guidelines required for the Energy Efficiency Initiative through EPA Energy Star

Community Impact:
Vineyard View represents a rare opportunity to provide affordable housing for working families on the North Fork of Long Island. This development epitomizes what Southold was yearning for in recent years, a home that working families can afford to live, in a community that many were raised.

High housing costs have made finding suitable housing in Long Island more challenging for working families than any other region in NYS. It’s no surprise that the income levels for Long Island, particularly in Suffolk County, are the highest in the United States. Home prices are increasing at a rapid rate, while wage rates increase at a steady rate. This has led to an ongoing housing crisis, & without help, there is no end in sight.

Vineyard View will be the first affordable housing development to be constructed in Southold in over thirty years & has received immense local support. The Town of Southold has supported the development by granting a 10% density bonus to the development, allowing for five more additional workforce housing units. Even more, the Town has committed $250,000 from its Affordable Housing Fund & a PILOT to Vineyard View. Suffolk County also highly supports the development by committing
