Project Description:
The Peninsula is a re-imagining of the former Spofford Juvenile Detention Facility into a vibrant, mixed-use campus and a light industrial building home to small start-up and growing manufacturing businesses, featuring a health and wellness center, fresh food grocer, affordable housing for the Hunts Point neighborhood, and a live-work community for the South Bronx. Once completed, the Peninsula will be home to 740 100% affordable units, across four residential and one light manufacturing building. The Peninsula 1B holds 183 100% affordable units including studios, 1BR – 3BR apartments. Building 1B is serving households earning between 30% AMI and 80% AMI, including Formerly Homeless individuals. 1B will also be home to a cultural arts center for emerging artists, run by a non-for-profit partner. The Peninsula 1A, a 56,000 square foot state-of-the-art space designed to support local entrepreneurs. Tenants will include bakers, coffee roasters, caterers, pastry operations, beverage manufacturers, prepared foods producers, retail CPG food brands, and more.

Community Impact:
The site is situated to create transition between the manufacturing and residential neighborhoods. This project transforms the publicly owned site into a mixed-use community, creating modern affordable housing geared toward people working in the Bronx area and anchored within a larger mixed-use redevelopment. The plans for The Peninsula came directly from the ideas, concepts, needs, desires and visions of the residents that live, work and are impacted with what happens on the Hunts Point Peninsula. The project, comprising affordable housing co-located with community-based food manufacturing in addition to other retail and commercial uses will advance the neighborhood’s momentum with high-quality apartments and high-quality, living -wage jobs that build upon and expand Hunts Point’s manufacturing community, serving the objectives of the nearby Special Hunts Point District. The full redevelopment will ultimately include a total of 740 affordable units, 10,720 GSF of retail, 52,300 GSF of community facility space, 57,000 GSF of light industrial, approximately 260 below-grade parking spaces, and over an acre of publicly accessible open space for the community.

The Hudson Companies is a real estate development company started in 1986, develops housing for all market segments in NYC. Hudson has completed 46 developments totaling $2.8 billion. MHANY is a NYC based 501(c)3 nonprofit organization increasing affordable housing opportunities for residents of NY for 30 years. MHANY manages over 1,800 units of housing in more than 150 buildings through NYC.
