Project Description:
The Bronx Grove brings two buildings of much-needed, sustainable, transit-oriented, affordable and supportive rental housing to Bedford Park, The Bronx. The $164 million public-private investment will offer 323 units to stabilize veterans, frail elderly, formerly homeless families, and low-income households. The Bronx Grove is targeting LEED-Gold and ENERGY STAR certifications, and will promote healthy indoor-air quality through non-toxic finishes, ventilation, and a no smoking policy. The contextual development includes 102.6 kW rooftop solar panel systems and landscaped rear courtyards at both buildings. Amenities for each building at The Bronx Grove include 24/7 front desk security to enhance safety, an onsite super, indoor bicycle parking, laundry room, computer and multi-purpose activity room for tenant use and supportive services programming, community kitchen with access to the tenant garden to promote healthy living, and energy-efficient fixtures to reduce tenant costs. The properties share a driveway for moving and emergency vehicles as well as six tenant parking spaces. With a focus on local hiring, CHV sponsored three construction job fairs and anticipates creating up to 50 permanent jobs.

Community Impact:
Onsite supportive services from CAMBA, amenity-rich facilities, and design excellence through the use of high-quality, beautiful, and contextual materials provide a transformative asset for the Bedford Park neighborhood. Tenants will enjoy lush landscaping, community kitchens, artwork by Bronx-based artists, and flexible enrichment spaces. CAMBA Housing Ventures in partnership with CAMBA will provide education and youth development services, including college and career prep; economic development services, including financial literacy, computer skills training, resume workshops, and connections to job training; nutrition workshops to promote healthy living; mental health and wellbeing groups; and access to healthcare services and health benefits advocacy. The landscaped rear yard is available for passive recreation, tenant gardening, and relaxation in the fresh air. The Bronx Grove responds to the urgent needs of the neighborhood with affordable, supportive, sustainable, and safe housing for vulnerable populations and community programming for a transformative neighborhood legacy.
