Shepherd Glenmore is a 123-unit 100% affordable & supportive housing residence in East New York led by a 100% MBE & non-profit team of first-time LIHTC developers. Constructed at under $300,000 per unit, delivering luxury finishes & amenities, and prioritizing deep affordability, Shepherd Glenmore is a bellwether paradigm where new, diverse developers enhance the public good & shatter industry biases. The project was funded with HFA bonds, LIHTC & credit enhancement by Wells Fargo, and subsidy from NYS HCR FHTF, NYS HCR SHOP & NYC HPD BLDS.
Developed in partnership by HousingPlus and Spatial Equity Co, Shepherd Glenmore achieves LEED Gold & Energy Star certifications and offers premium amenities—including a gym, yoga and meditation room, computer lab, community room, & landscaped garden—alongside bright, modern residences with oversized windows, free Wi-Fi, stainless steel appliances, induction stoves, & quartz countertops. 74 supportive units & onsite social and employment services provide stability for formerly homeless residents living with complex challenges. The remaining 48 apartments are deeply affordable & serve households earning 30%–57% of AMI, including independent seniors.
Community Impact:
Shepherd Glenmore transforms lives through thoughtful design, deep affordability, and holistic services that promote wellbeing, safety, and opportunity. With 18 apartments affordable to households earning 30% of AMI & all units affordable below 60% of AMI, the development ensures that affordable housing is truly affordable for East New York residents.
Residents benefit from a live-in super, porter, and 24/7 security, as well as multiple community spaces available for resident and nonprofit use. The building features 6,000 S.F. of outdoor green space, a community garden, and a computer lab with modern desktops that provide both recreation and essential tools for learning and career advancement.
Supportive services foster self-sufficiency and stability through individualized case management and job & academic coaching. Direct off-site partnerships expand access to medical care, outpatient substance use and mental health treatment, legal aid, parenting workshops, childcare services, and workforce development.
Shepherd Glenmore’s deep affordability and thoughtfully integrated amenities & services create a supportive, vibrant community where residents live with dignity, stability, and opportunity.
Organization Description:
HousingPlus is a local supportive housing provider in New York City focused on womxn and gender-expansive families who have experienced incarceration, homelessness and the military service. The non-profit serves over 400 households, with an additional 400 units in the pipeline.
Spatial Equity Co. is a social-impact, minority owned developer & general contractor founded in 2020, developing non-profit owned, permanently affordable housing projects with emphasis on cost efficiency and luxury quality. SPEQCO has a pipeline of over 800 units in development.
