Project Description:
Park Haven is a newly constructed 10-story, 180,000 sf mixed-income, mixed-use building with 178 residential units and ground floor commercial space which includes a 14,000 sf FRESH (Food Retail Expansion to Support Health Program) grocery store and a 7,000 sf Workforce Development program operated by BronxWorks. Affordability tiers include 30AMI, 40AMI, 50AMI, 60AMI, 70AMI and 80AMI. The distribution provides a higher percentage of deeply affordable units in an effort to reflect the income of current residents of the neighborhood. 50 units will be designated as permanent supportive housing for chronically homeless individuals and families. BronxWorks will provide intensive case management onsite for these households. The FRESH grocery store will provide much needed food options, and BronxWorks’ Workforce Development programs will address education and economic opportunity to community residents. Park Haven is designed to meet Passive House and Enterprise Green Community standards, and includes a large rooftop solar array. Amenities include a resident community garden and outdoor recreation areas, a gym, bicycle parking, and a large community room.

Community Impact:
Park Haven’s design aims to achieve the larger goals of housing stability, health and wellness, sustainability, and economic opportunity. A significant number of units will be affordable to residents who currently live in the Mott Haven neighborhood, providing opportunity for those residents to remain in their community. Park Haven also includes 50 units of permanent supportive housing for chronically homeless individuals and families. BronxWorks will provide intensive case management onsite for these households through an ESSHI grant awarded through New York State.

The project design meets Passive House standards, will include a large rooftop solar array, and will meet EGC standards. These sustainable features reduce greenhouse gas emissions, improve indoor and outdoor air quality, and reduce utility costs to residents. Active Design elements and a FRESH Grocery store aim to improve resident and community health and wellness. When complete, the project’s 70 permanent full-time and part-time jobs and Workforce Development programs will expand economic opportunity in the community.
