Project Description:
La Mora Senior Apartments is a first of its kind modular Passive House building. The project employs robust layers of insulation, superior quality windows, and substantial airtightness details to meet rigorous sustainability standards, all while employing a highly advanced modular method of construction. By combining Passive House standards with modular construction technology, The Mulford Corporation and the Yonkers Municipal Housing Authority aims to create a comfortable, resilient, and sustainable home for seniors to age in place. Enhanced filtration will ensure healthy indoor air quality, and the added insulation will keep utility bills low. La Mora will also employ resilient technologies including backup generators to ensure that residents can shelter in place during emergencies such as power outages and severe weather. By providing uninterrupted power and air conditioning to community spaces, residents may rely on the building for essential services such as oxygen tanks and refrigeration. The project consists of 60 1- and 2-bedroom apartments for seniors (62+) at or below 60% AMI and is scheduled for occupancy in Spring of 2024.

Community Impact:
Yonkers is the third largest city in New York State, with an ever-growing population. Its proximity to New York City makes it an ideal landing spot for young professionals. The city has seen substantial development of its downtown in recent years, with thousands of apartments still in development. With a changing market, the fast-growing aging community requires an affordable option to remain in their community. La Mora will offer that comfortable and sustainable option for Yonkers seniors. La Mora’s residents will be able to access services provided by the Yonkers Office for the Aging and funded by the Office for the Aging and the Westchester County Department of Senior Programs and Services. A few of these include home-delivered meals, case management, recreation and exercise programs, and supermarket and pharmacy delivery coordination. The project includes ample community spaces for gathering and opportunities for exercise, and is located in a walkable and accessible neighborhood.

Organization Description:
The Mulford Corporation is a 501(c)(3) non-profit corporation that was formed to develop, manage and facilitate affordable housing in Yonkers, New York. Since its establishment Mulford has either developed or co-developed over 2,200 units of low income housing and has actively participated in the operation of over nineteen (19) low income properties. In addition to its development related activities, Mulford works with local organizations to provide education, arts, and supportive services to the community.
