Project Description:
Eastman Reserve is a $36M affordable/supportive housing development located on a former parking lot within the vacant Eastman Business Park. The development includes townhomes, 13 single-family homes, a 4-story multi-family building and commercial space. The complex offers 75 one-bedroom, 70 two-bedroom, and 33 three-bedroom units. Through the partnership of PathStone and its affiliate Sojourner Home, up to 27 of the units is reserved for victims/survivors of domestic violence. The blend of amenities is unparalleled in a housing development. These include access to community rooms for events and entertainment, a monitored fitness center, rooftop lounge, storage, security systems for safety, and modern floor plans that attract renters.

Community Impact:
The Eastman Reserve is an exemplary example of a transformative development for families in Rochester because of three main components – the duration of time to move from site control to breaking ground, its scale to transform the neighborhood and its proximity to transportation options and employment opportunities. The Eastman Reserve is a community within itself, and the development has since created convenience and a lifestyle-inspired property for many to call their home.
Designed to achieve Enterprise Green Building certification, the Eastman Reserve utilizes NYSERDA’s Low-Rise New Construction program guidelines and adheres to Energy Start Homes. Sustainability considerations included location and transportation, site selection, water efficiency, energy and atmosphere, materials and resources, indoor environmental quality, and innovation.
