Project Description:
Crossroads Plaza is a transformative, 587,000-square-foot, multi-phased, mixed-use community that spans across and connects portions of Union Avenue, Southern Boulevard and East 149th Street in the Mott Haven section of the Bronx. Ahead of Douglaston Development coming into possession of the land, what we know today as Crossroads Plaza was previously an abandoned gas station and an unmapped street that had been sitting vacant since 1970. The site provided the perfect opportunity to establish affordable housing residences as well as accompanying educational, healthcare and community service offerings that currently occupy the entirety of the complex’s ground-floor commercial spaces. Upon acquisition of the site, the Douglaston team worked diligently to bring that vision to life. Receiving its final certificate of occupancy from the City in March of 2022, Crossroads Plaza is comprised of three affordable housing buildings, delivering a total of 425 units of affordable housing, 60,000 square feet of community space, a 20,000-square-foot pedestrian plaza, a children’s playground and a 160-car parking garage.

Community Impact:
The 60,000 square feet of ground-floor commercial space located across the three-phased Crossroads Plaza community was carefully and thoughtfully curated to ensure that the businesses and organizations leasing that space would be able to provide vital resources to both the residents of Crossroads Plaza as well as the larger Mott Haven community.



Today, Crossroads Plaza’s community benefit tenants include Essen Health Care, which provides urgent, primary and secondary care medical services to an area that is historically known for having limited medical and dental care resources, a Universal Pre-Kindergarten that serves approximately 180 students within the community (many of those students residing at Crossroads Plaza) and The New York Foundling, providing vital family and child social services to the neighborhood.



In addition to the community-focused tenants that Douglaston has brought to the three-phased complex, various pieces of resident and community programming are implemented throughout the year. Most recently, the Crossroads Plaza Annual Summer Party was hosted, which brought an array of different activities and offerings to the children and families that make up the community.
