Project Description:
This mixed-use residential project is a model of sustainable resilient affordable housing. The eight-story, 121,400 sf new construction building consists of 127 affordable apartments with 2,925 sf of commercial space. The building is built to PHIUS Passive House standards and received its certification earlier this year. BGDII employs brick and EIFS envelope strategy, and a mechanical system comprising a ground source heat-pumps and high-efficiency ERVs. The project also includes a secure bicycle storage area, a plaza and landscaped rear yard for passive recreational use, and a children’s playground. BGDII is oriented to allow for the majority of the units to have views to the Atlantic Ocean.

Community Impact:
BGDII is a fantastic precedent for high-quality, sustainable affordable housing for Far Rockaway, Queens, and the entire city. The project is a model of energy efficiency, employing various reduced-energy solutions, including a largely all electric building system and geo-thermal. In multifamily housing, affordability and energy-efficiency work hand-in-hand, limiting long-term energy and operation costs for residents of limited income, as well as the building’s owners. BGDII further advances the standards of sustainable design and quality-of-life by generating a significant amount of electricity for the building with photovoltaic (PV) panel arrays located on the roof and over building surface parking.

The sustainable design demonstrated in BGDII reduces our dependency on fossil fuels and meets New York City and State’s climate and energy goals, which mandates an 80 percent reduction in greenhouse gas emissions by 2050, moving us closer to a low-carbon future.
