Project Description:
This modular, mixed-use, affordable housing development will offer 80 apartments (15 studios, 42 one-, 18 two- and 5 three-bedrooms). The 10-story, 100,000 square foot MAP designed building also includes 5,000 square feet of commercial space and 3,000 square feet of community space. Large windows will bring daylight into the public corridor, elevator lobby and the stairs – an active design measure to encourage use. And large windows in the apartments will fill the spaces with natural light, creating expansive and tranquil interiors. A rear yard at the ground floor, outdoor terrace on the 10th floor and a multi-purpose community room will provide ample space for recreation. The community room and the laundry room are all located directly adjacent to the upper outdoor terrace to provide the residents with easy access.

Community Impact:
Part of the Inclusionary Housing Program, this affordable development will serve a range of household sizes and income levels – from singles to families of four, and from very low- to moderate income earners.

The first floor, built with conventional construction methods, will have both commercial and community facility space along Beach 20th helping to activate the streetscape. The residential portion (floors 2-10) will be modular, with units manufactured by Full Stack Modular. The speed afforded by this method helps to reduce the overall construction time and consequently the overall project cost through fewer interest payments. It also limits any inconveniences the development project imposes on neighbors, and reduces the amount of construction waste generated on-site as well as the impact on air quality that construction can have.
