Project Description:
Arthur Avenue Apartments consists of a single nine-story building with 176 apartments for households 62 and older earning at or below 50 percent of the Area Median Income. As the first “biophilic” affordable housing project in NYC, the striking double-height lobby welcomes residents and visitors with an 18-foot living green wall-. The sustainably-designed building features continue over nearly 5,000 square feet of health-oriented community space including an interior greenhouse with a teaching kitchen, a working vegetable garden for tenant use, two landscaped outdoor terraces, a rear garden with native plantings, a reading room with fireplace, computer room, and a social services suite with an integrated tele-health room. A 65 kWh rooftop solar array rounds out the amenity package, and an extensive series of indoor and outdoor murals – sponsored by the Foxy Wall Project – are planned for the building. In partnership with the Hebrew Home at Riverdale, Arthur Avenue provides a home and supportive services for 54 formerly homeless frail seniors.

Community Impact:
The project has enhanced the neighborhood with a much-needed affordable residence for the growing population of vulnerable senior citizens who have aged out of the work force and lack the continuing income needed to otherwise live independently in their home city. The sustainability features of the building allow the community to be engaged, specifically the public school across the street. The project is currently in the process of partnering up with the Science Department of Junior High School 118. The anticipated programing is a collaboration of a Gardening Club and Nutritional Education program. We anticipate hosting classes for both the tenants and participating students in Nutritional Education in connection with the Garden Room located in the building. We anticipate partnering up with Brooklyn Grange, who currently maintains the Green Wall in the lobby to also maintain our Garden Room.

Organization Description:
Foxy Management is a Bronx-based, family-operated affordable housing developer and property manager. Over the last 15 years, Foxy has successfully developed and/or preserved approximately 1,200 units of affordable housing throughout the Bronx and East Harlem, including its two recent collaborations with the Hebrew Home to bring nearly 350 units of affordable senior housing with services. Foxy’s principals, Jeff and Shelly Fox, are active members of their community. Foxy was recently awarded the Senior Housing Impact Award by LiveOn NY.
