Project Description:
62 Main St is a 109-unit affordable multifamily rental community for seniors, located in Tarrytown’s historic downtown district. The project involves the redevelopment of the Tarrytown YMCA site and will preserve the original 1911 façade on Main Street. It will also provide new, fully appointed apartments for the YMCA’s existing SRO tenants, who have been living in substandard conditions for years. A unit mix of 14 studios and 95 one-bedrooms will serve households at 30%-70% of AMI. On-site amenities include a lounge, library, exercise, computer, and laundry rooms and a rooftop park. 62 Main is a fully electric, energy-efficient building with a comprehensive solar panel array. It will be heated and cooled using geothermal technology. The site is within walking distance of the Metro North train station. In support of local merchants, an onsite municipal parking garage will be constructed, funded through a local PILOT Agreement. The development is financed with the NYS Housing Finance Agency, Westchester County, Raymond James Tax Credit Funds, NYSERDA and a subsidy from the Tarrytown Housing Fund. Construction commenced April 2021. Completion is slated for 2023.

Community Impact:
62 Main’s impact on the community includes 1) creation of much-needed affordable apartments for low- income seniors, 2) improvement of the quality of life for 28 single men living in the YMCA’s deteriorated SRO, 3) preservation of a 100+ year old building façade in the Downtown Historic District, and 4) creation of a new municipal parking garage to support downtown businesses. Throughout the COVID-19 pandemic, our top priority has been to keep the existing the SRO residents safe until they transition into their new studio and 1BR apartments. These men are particularly vulnerable, and relocation off site during construction, likely not close to the downtown , would have been extremely disruptive. Instead, we developed a 3-phased plan of construction to ensure that the SROs did not have to relocate off site during the 24-month construction period. Our nonprofit sponsor, Housing Action Council, has been engaged to provide full supportive services to the residents until they are in their new, permanent apartments at construction completion. This effort has kept the SRO residents, onsite staff, construction team and in turn the entire Tarrytown community safe and healthy during this unprecedented time.
