Project Description:
172 Warburton at The Ridgeway is the fourth phase of the six-phase master plan to redevelop the Cottage Place Gardens public housing complex into The Ridgeway, a mixed-income community of choice in Southwest Yonkers, NY. 172 Warburton replaces three outdated public housing buildings and a vacant, blighted three-story residence with a new, sustainable and energy efficient mixed-income, mixed-use building with a state-of-the-art Head Start center and 85 residential units affordable to households earning less than 30%, 50%, 60% and 90% of Area Median Income (AMI). The project is designed to achieve Enterprise Green Communities (EGC) certification and will include Energy Star appliances, sedum beds, and a solar PV array to offset a portion of the building’s common electricity needs. Dwelling units are designed to meet the accessibility and visitability requirements of HCR, the City of Yonkers, and Westchester County.

Community Impact:
-172 Warburton at The Ridgeway is a mixed-income project that adds rental units to the Yonkers housing stock which are affordable to families with a range of incomes, helping to reduce the historic concentration of poverty in this area of Southwest Yonkers. The project also remediates on-site environmental contamination and creates a new Head Start pre-kindergarten center serving over 130 children from low-income families in Cottage Place Gardens and the larger community.

-In addition to bringing economic diversity to the community and much needed services, this project creates over 100 construction jobs, preserves 30 full time jobs for the staff of the Head Start program, and supports two to four new full-time property management and maintenance positions while supporting a staff of five already in place.

-172 Warburton will also increase commercial investment and activate Warburton Avenue, a major north/south corridor through Yonkers, with active ground floor uses in place of vacant lots and blighted buildings.
