Project Description:
Starhill is a two-phase project developed by Services for the Underserved (S:US) and Bronx Pro Group. It consists of two 14-story buildings, totaling 570 units of affordable and supportive housing. The site is part of the Jerome Avenue Neighborhood Plan and was formerly occupied by a residential treatment center.
The buildings will be connected by a rear yard and terrace and will be fronted by a public park. Phase 1 includes 326 units, which consist of 125 homes for residents earning between 30-80% AMI, 200 supportive units funded by an ESSHI contract, and one superintendent's unit. S:US will have an on-site office where they provide supportive services to residents of both buildings. Phase 1 is funded by HFA bonds, 4% LIHTC, HPD subsidy via the SHLP program, and Reso A funds.
Phase 2 consists of 244 units, including 169 affordable units for households earning between 40-60% AMI, 74 supportive units funded by an NYC 15/15 contract, and one superintendent's unit. This phase also includes approximately 10,000 square feet of community facility space, which will be occupied by a federally qualified health clinic. Community Impact:
Starhill is a mixed-income, mixed-use affordable and supportive housing campus designed to holistically serve a diversity of residents while bringing new amenities to the broader Morris Heights community in the Bronx.
The two-phase project will serve residents with a joint amenity space where S:US will have an office on-site where they provide services to all residents of both buildings. These services include entitlements assistance, referral and coordination of care, health and wellness counseling, daily living skills, employment support, recreation/social support, and family services. Other amenities onsite will include community rooms, resident lounge, laundry room, computer room, playroom, and fitness center.
Phase 2 includes a federally qualified health clinic (FQHC) that will be open to all residents as well as to the general public. The FQHC will provide quality, affordable, and comprehensive health and wellness care, including primary care, mental health services, dental and vision care, and wellness programs.
The campus will be improved by a newly constructed park space that will be managed by the developers and provide valuable open space in a neighborhood with limited green space.

S:US currently owns, manages, or leases more than 120 buildings in New York City.
Bronx Pro Group is a neighborhood-based firm dedicated to community development through affordable housing investments since 1988. Bronx Pro has completed over 3,200 affordable housing units, with a development cost exceeding $938 million.
