Project Description:
Awarded through HPD's Neighborhood Construction Program, our next new construction project will break ground at a formerly vacant, City-owned lot on Prospect Place between Ralph and Buffalo Avenues in the Weeksville section of Brooklyn. Settlement Housing Fund serves as the lead developer on the project and The Beechwood Organization is the general contractor and co-developer. Designed by ESKW/Architects, Weeksville Place will be an 8-story building comprising 45 units for seniors, individuals and families. Twenty-six units will become home to extremely low- and very low-income seniors and 18 units are for extremely low- and low- to moderate-income households. Eight of the units will be set aside for seniors, families and individuals leaving shelters and will receive Project-Based Vouchers from HPD. Tenants will enjoy social service support, a community room, laundry room, roof terrace, bike room, and a generous rear yard for gardening and outdoor recreation. This energy efficient and sustainable building incorporates high albedo roofing to reduce the heat island effect, water conserving plumbing fixtures, energy efficient appliances and lighting, and a solar photovoltaics array.
Community Impact:
Settlement Housing Fund plans to provide Weeksville Place tenant populations with programming and services that will focus on health and wellness, incorporating use of the rear-yard recreational and gardening space; technology and financial literacy assistance; and linkages to community-based programs. Weeksville Place is also just a few blocks from Settlement Housing’s buildings with programming on St. John’s Place in Crown Heights, where we have had a presence since 1990, and where the imperative for affordable housing has intensified. There we own and are renovating a 102-unit Tier II shelter for homeless families, with services provided by URI NYC, a SUNY ATTAIN computer training lab open to the community, and two permanent affordable housing developments. The thoughtfully designed Weeksville Place, being built on long-vacant land, will transform a neighborhood deficit into a beautiful new and much needed asset for the community.

Settlement Housing Fund is a 53-year-old nonprofit developer that creates and sustains high-quality affordable housing, neighborhood amenities and program space to build strong and economically diverse communities across NYC. Our Resident Engagement Services support housing stability for formerly homeless and at-risk tenants. Settlement Housing’s portfolio includes 47 buildings with 2,700 apartments in the Bronx, Brooklyn, and Manhattan, and 1,717 units under construction or in pre-development, including the rehab of NYCHA's historic Harlem River Houses.
