Project Description:
Situated on a steep incline on East 166th Street, between Third and Fulton Avenue, The E166th Street Terraces is a steel superstructure, clad in warm burnt umber brick and a recycled concrete masonry base, the building features multiple private balconies and terraces, as well as three common area roof terraces accessible to the residents with stunning views of the surrounding area and the Manhattan skyline. Other building amenities include a large lobby area and laundry room. AAD Construction Corp., an experienced general contractor/developer, completed construction on the building Fall 2019.

Community Impact:
The site, divided by two zoning districts with a special mixed-use overlay, will be home to a new construction mixed-use residential building providing 41 units of affordable low-income housing to the Claremont Village neighborhood in the Bronx. In addition to the low-incoming housing, the building contains a 4,300 sf commercial retail space on the corner of East 166th Street and Third Avenue and a two-story, 11,600 sf community facility space. The community facility will be operated by Lutheran Social Services of New York, a non-profit organization offering much needed community services.

Organization Description:
The E166th Street Terraces is a development partnership between AAD Construction Corp. (Twin Brothers Development) and experienced not-for-profit housing developer and property manager, SOBRO. Funding for the project was sourced from NYC HPD’s Mix and Match Program and tax-credits from Red Stone Equity Partners.
