Project Description:
Stevenson Square in the Soundview section of the Bronx transforms a neglected Mitchell-Lama site into a fully rezoned, mid-rise mixed-use neighborhood. WXY architecture + urban design developed an urban design and architecture strategy to re-connect the super-block to the city grid via new streets off Lafayette Avenue, improving access to adjacent Soundview Park. The plan introduces seven new buildings, a mix of ground-floor townhomes and mid-rise apartments, neighborhood-retail frontages, consolidated parking, and a new park and tennis courts as part of an open-space network. Transportation alternatives—car-share, bike-­storage, better bus access—are embedded in the design, while the ground-floor townhomes and through-ventilated plans enhance pedestrian scale and residential character. The first phase alone delivers an affordable six-story senior rental building and adjacent co-ops for ownership, setting the stage for nearly 1,000 new affordable units across the full master plan.

Community Impact:
Stevenson Square’s 100% affordable development model unlocks long-term residents’ ability to stay and thrive in Soundview. By shifting away from tower-in-the-park isolation toward human-scale blocks and active streets, the project reconnects historic housing and newly added residences with restored pedestrian networks and public green space. The introduction of senior housing, affordable home-ownership co-ops, and integrated amenities—such as a community room, gym, sensory playground, and landscaped outdoor space—ensures intergenerational access and social inclusion. With nearly 1,000 new affordable homes planned, 30,000 sf of community facility space, new tennis courts, and a walking path permeating the site, the development establishes a resilient foundation for neighborhood renewal. Moreover, its emphasis on transit-alternatives and open-space programming signals a broader commitment to sustainable, equitable growth in a borough facing mounting housing pressures.
