Project Description:
Part of a larger residential and community revitalization effort which includes six new buildings, this 13-story, 257,000 SF amenity-rich project, designed to Passive House standards, adds 241 income-restricted apartments with on-site social services to the existing campus. The building is developed to provide an inviting and modern presence while relating to the masonry makeup of the neighborhood. The primary façade material is a light brick blend, with rustication at the base. Window groupings with darker accent metal panels at the upper floors make the stepped massing more dynamic. Open layouts with abundant natural light maximize flexibility and comfort, and materials with environmental and human health benefits are specified throughout the building. A community center offers after-school programs for residents, and a significant outdoor program is provided to promote health and wellness. The roofs are populated with photovoltaic panels for on-site renewable power generation. The project is not currently in a flood zone. However, it is designed for long-term resiliency and takes into account future stormwater flooding outlined by the 1% annual chance floodplain predicted for 2080.

Community Impact:
Stevenson B3 integrates forward-thinking sustainability strategies to reduce the building’s energy life cycle. A superior thermal envelope, energy-efficient heating and cooling systems, and high-performance glazing optimize comfort and environmental performance. Enhanced indoor air quality and filtration mitigate health concerns affecting that area, such as ozone exposure and asthma. Residences feature a refined, calming palette, durable dual-toned kitchen cabinetry, and, like the common areas, abundant daylight that supports wellbeing, productivity, and satisfaction. Shared amenities, such as a fitness room and generous terrace, strengthen community connections.

The Community Center provides classrooms, multipurpose spaces, and a collegiate-sized basketball court for youth programs and events. Landscaped outdoor areas with a playground, seating, pathways, and tennis courts promote activity and reduce heat island effects. Stevenson B3 creates a dignified, uplifting, and supportive environment—revitalizing the campus’ west side and empowering residents through design that fosters health, pride, and belonging, which in turn will improve their outlook on life and their own roles within the community.
