Project Description:
S:US and Bronx Pro Group are partnering on an exciting two-phased redevelopment of an underutilized site at 1600 Grand Avenue in the Morris Heights section of the Bronx. The site was originally developed in the early 1900’s as the first Bronx hospital dedicated to hospice care for cancer patients. S:US acquired the site in 1979 converting it into a residential treatment center for individuals facing addiction. In 2019 residents were relocated and the building was demolished, following physical deterioration and a change in the preferred treatment modality. Starhill Phase I will create 326 units of housing, including 200 supportive units for individuals with substance use disorders. The goal is to create an economically diverse community by housing individuals and families with incomes at 30% to 80% of AMI. The project also includes a rear yard, passive recreation area for residents located on the second-floor terrace, and parking spaces. Interior building amenities will include social services, a fitness room, laundry, a children’s computer and playroom. There will be 24-hour security on site. Construction on Phase 1 began in June 2022, with a projected completion date of February 2026.

Community Impact:
The Starhill project site is the largest single-use lot in Morris Heights, encompassing almost 2 acres directly north of the Cross Bronx Expressway. The sheer size of this redevelopment, and the 570 units of affordable and supportive housing units it will ultimately create, will have a tremendous impact on the Morris Heights community, where AMI is in the lowest percentile of NYC, and 33% of all households are severely rent burdened.

Most importantly, the new development will bring much needed open space to a community district (Bronx CD 5) that has among the lowest amount of green space across the city. Starhill Phase II will include 11,500sf of publicly accessible open space which will improve air and noise pollution and invite the surrounding community into the project campus.

Additionally, this development will provide opportunity for 30 new jobs in construction, and 26 new positions in management throughout the project's lifetime.

Starhill will provide essential affordable housing while dramatically improving the streetscape by reimagining the street wall to bring the site into the neighborhood from a planning perspective, activating the streets that run alongside it.
