Project Description:
St. Anselm Apartments, located at the corner of Tinton Avenue and 152nd Street in the Mott Haven neighborhood of the Bronx, provides 126 new affordable homes. Of these, 62 units are designated for families earning between 40% and 70% of the Area Median Income (AMI), while 63 units are reserved for Supportive Housing tenants served by Nazareth Housing. This includes 53 units for chronically homeless families and individuals, and 11 units for survivors of domestic violence. Built on the former parking lot of St. Anselm and St. Roch Church, the 12-story, 112,500-square-foot building draws architectural inspiration from the neighboring historic Byzantine-style church. Its design features a modern interpretation of arch motifs paired with natural copper panels, adding warmth and texture to the restrained brick façade. The building’s massing is thoughtfully scaled to respect the surrounding neighborhood context while maximizing residential units. The ground floor includes a welcoming lobby, community spaces, an activity room, social services offices, and a library that opens onto a landscaped rear yard. The lobby is finished with natural wood, jade-green accent tiles, and floor-to-ceiling glass walls to enhance visibility and security.

Community Impact:
St. Anselm Apartments reuses a previously vacant site to provide permanent, stable and safe affordable housing to help families and individuals lead productive and fulfilled lives. On-site social services include a full complement of case workers to support tenants.
St. Anselm Apartments is an all-electric building, equipped with a rooftop solar array and a high-efficiency VRF heating and cooling system. It exceeds Enterprise Green Communities standards and complies with both the NYSERDA New Construction Housing Program and Energy Star Multifamily New Construction Requirements.
