Project Description:
New Providence is an existing women's shelter on East 45th Street in Manhattan that is operated by Project Renewal. This project - a joint venture between Project Renewal and Monadnock Development - will demolish the aging facility and redevelop the site to realize its full development capacity with a newly constructed women’s shelter and supportive housing project. The 21-story building will include a 171-bed shelter and will provide 130 supportive and affordable housing units, functioning as permanent housing in Midtown Manhattan. The shelter, located at the base of the building, includes open outdoor amenity space, recreation areas, a full kitchen for food service and cooking/hospitality training, and extensive therapeutic and social service support facilities. The supportive housing component includes its own private outdoor terrace, community room, and a large social services suite. A public-facing Article 28 health clinic, operated by Project Renewal on the ground floor, will serve both the residents of the building and the surrounding neighborhood.

Community Impact:
New Providence directly addresses NYC’s homelessness crisis, where 104,000 people sleep in shelters nightly—70% are families, including 35,000 children. Since 1998, it has operated a 130-bed emergency shelter for women with mental health or substance use challenges. Its redevelopment expands capacity to 171 emergency beds and adds 130 permanent supportive housing units, strengthening the shelter-to-housing pipeline essential to breaking the cycle of homelessness. The project includes embedded support services—case management, counseling, occupational therapy—and an Article 28 health clinic serving both residents and the broader community with affordable, high-quality care. Located in Midtown Manhattan, it leverages access to transit and jobs for residents and clients, offering a rare opportunity to build affordable and supportive housing in a high-rent neighborhood. The project exemplifies NYC’s strategy of transferring City-owned shelter sites to nonprofits, optimizing resources to create innovative housing solutions. New Providence sets a new standard by replacing outdated facilities with purpose-built, high-quality environments that promote stability and dignity for vulnerable New Yorkers.
