Sitting vacant for over a decade, Conifer envisioned and implemented the transformation of the historic Corpus Christi School into 42 affordable, state-of-the-art apartment homes – some within the historic portion of the existing building and the remaining in a new addition, all under one roof. Market Apartments at Corpus Christi has positively impacted the East Main Arts and Market District by offering local artists a place to create, collaborate and live. This unique development maintains the historic landmark’s original character while offering residents brand new, spacious one and two bedroom units to live and a 2,600 square foot art studio to practice their medium of choice where they live. To help maintain the affordability of the community and keep resident costs low, Conifer utilizes Energy Star rated systems, appliances and fixtures and far exceeds the NYSERDA Energy Star program requirements offering the best to our residents.
Project Description:
Located in the East Main Arts and Market District of Rochester, Market Apartments offers an array of amenities, including, a fitness room, computer lab, laundry center, community room and a detached art studio.
Notable in its design, Market Apartments preserves the historic nature of the surrounding neighborhood and the original 1914 structure by restoring the brick façade, wood clad windows and the replication of the original historic wood entrance doors. The interior showcases the original wood staircases, high ceilings and wood case work have all been preserved.
Residents enjoy walking or biking to the Public Market, Village Gate, The Auditorium, Main Street Armory or to work nearby in Rochester’s center city.

Community Impact:
This once blighted building has made a significant impact on the surrounding neighborhoods and has created a community for local artists struggling to find an affordable, decent place to call home. This untapped demand for artist housing has spurred activity along the Main Street Corridor. Since the development received funding from NYS Homes and Community Renewal, more affordable housing communities in the Neighborhood of the Arts have been coming to fruition.
“This development, in addition to being attractive and revitalizing that portion of East Main Street, also served a greater purpose in emphasizing and celebrating our artists and creative community members, of all ages,” said Elaine Spaull, Councilmember of the East District. “This apartment complex affords our artists and their families the opportunity to live safely and attractively with other creative types and to also have access to a studio and a presence for practicing music and creating art, in all its forms.”
