Organization Name: The Mulford Corporation
Project Title: La Mora Senior Apartments
Project Location: Yonkers, NY
Project Description:
The La Mora Senior Apartments, completed in 2024, is an innovative housing project developed by the Mulford Corporation with the Yonkers Housing Authority, which provides 60 affordable, energy-efficient apartments for seniors earning at or below 60% of area median income. Built to Passive House standards, La Mora ensures superior energy efficiency, comfort, and indoor air quality while incorporating essential resiliency measures, such as a diesel-powered emergency generator to support life-sustaining equipment during power outages.
In addition to addressing the urgent need for affordable housing, La Mora revitalizes its surrounding neighborhood through thoughtful design, including vibrant landscaping and local art collaborations, fostering a strong sense of community. Key partners in this initiative include the Yonkers Housing Authority, Mulford Corporation, and Chase Bank, with financing leveraging low-income housing tax credits and various local funds.
La Mora stands as a pioneering model for integrating affordable housing, modular construction, and sustainability, setting a benchmark for future developments aimed at creating healthy and resilient living environments for vulnerable populations.
Community Impact:
La Mora has a profound impact on both residents and the surrounding community. The project addresses the critical housing shortage and ensures vulnerable populations have access to safe and comfortable living environments.
Key amenities, including an on-site gym, bike storage, EV charging stations, and a large community room, foster an active, engaged lifestyle. These features promote physical health, encourage sustainable transportation, and facilitate social connections, helping to combat isolation among seniors. The landscaped courtyard offers essential green space for relaxation and socialization, enhancing residents' mental well-being.
Crucially, the inclusion of an on-site emergency generator allows residents to shelter in place during power outages, ensuring they can rely on essential services and equipment. This resilience measure significantly enhances their safety and peace of mind during emergencies.
By revitalizing a historically disinvested neighborhood and collaborating with local artists, La Mora enhances community engagement and aesthetic appeal. Overall, the project improves quality of life for residents while contributing to a stronger, more connected community.
