Gateway Elton Phase III

Project Description:
287 affordable rental apartments for households earning between $23,400 and $50,300. In addition to the affordable housing component, Gateway III will include over 30,400 SF of ground floor retail space. Gateway III will generate approximately 480,000 watts of renewable energy through the use of a rooftop solar photovoltaic (PV) system, which surpasses Hudson’s own Gateway II as the largest residential PV system in New York State. Should we achieve the anticipated level of photovoltaic installation, all three Gateway phases will exceed 1,000,000 watts of solar-powered energy on Elton Street. Gateway Phase III will also include LEED for Homes Platinum certification, NYSERDA EnergyStar and the highest level of energy efficiency and chemical free materials in affordable housing. 65% of the units will be affordable to households earning up to 60% of the area median income, 15% will be affordable to those earning up to 50% of AMI and 20% will be affordable to households earning up to 40% of AMI. 29 units are set aside for individuals with mental illnesses with support from NYS OMH.

Community Impact:
In addition to the symbolism of the solar panels so prominently displayed on the rooftops of bringing green energy and jobs to East New York, which has one of the highest rates of asthma in New York City, the community impact has been profound. We worked with East New York Restoration and ManUp, Inc., two local not-for-profit organizations and Building Skills New York, a citywide workforce placement not-for-profit, to identify local workers for construction employment in all of the major trades. Gateway III hired more than 20% of all work to local contractors, which represented more than $15,000,000 being reinvested into the community on this development alone. We also installed rooftop water detention to reduce our dependence on fresh ground water for landscaping to near zero, and co-generation equipment to increase resiliency in the event of a major storm or power outage. Finally, we are offering free Wi-fi in the common areas.

Organization Description:
Elton Owner III LLC is the developer/sponsor, which is a partnership between a General Partner comprised of affiliates of The Hudson Companies, Inc, Related Retail LP, and CAMBA and a Limited Partner wholly comprised of an affiliate of Wells Fargo Bank. The property is managed by Related Management Company.
