Project Description:
Ebenezer Plaza 1A and 1B are the first two phases of a three phase project located on two city blocks in Brownsville, Brooklyn, on what was once a previously underutilized main thoroughfare on the border of East New York. A once desolate block has been transformed into a vibrant cityscape consisting of 315 units of extremely affordable housing for families earning 80 % AMI and below, a second story terrace garden with outdoor seating for communion among residents is located between the two residential towers and sits atop 40,000 sq. feet of community facility space which will house the Ebenezer Urban Ministries Center, providing vital social services to the surrounding communities . The second residential tower facing New Lots Avenue builds upon the commercial / retail corridor by offering 7,300 square feet of commercial space on the ground floor in which local Brooklyn businesses will offer amenities and services to the community for both children and adults. The final phase of the project located on the second city block will offer an additional 208 units of affordable housing to families, 25,000 sq. ft. of commercial/retail spaces and parking amenities.

Community Impact:
The unique configuration of 4 city blocks at a tirade intersection in Brownsville of three major thoroughfares , Linden Boulevard, Hegeman and New Lots Aves remained underutilized and desolate consisting of a combination of vacant land with historical environmental challenges and deteriorating buildings . The Pastor of Church of God of East Flatbush, had the vision to purchase the property in order to expand his church into a new community . However from that initial foresight he expanded that vision into not only building community facility space but also to offer
deep affordable housing to the community at large. The church chose to partner with a developer of affordable housing to bring this vision to fruition and every step of the way they have made a positive impact- 1. insisting on a diverse development team ahead of any City mandates 2. through the development process created over 800 construction and professional service jobs with more than 50% participation of local, minority and women owned businesses. 3. dormant vacant land was remediated, re zoned and transformed into 315 units of housing with several amenities for the community including beautifully designed open space

Organization Description:
Ebenezer Plaza Owners LLC consists of the Church of God of East Flatbush, Brisa Builders Development LLC, Evergreen City LLC and Procida Companies . The team is a diverse group each bringing experiences, expertise and relationships that were instrumental to the success of the project. The project was financed through the HPD ELLA subsidy program, NYC HDC Bonds, Bank of America debt financing and National Equity Fund Tax Credit Syndication.
