Project Description:
Crotona Terrace is the culmination of sixteen years of effort, through joint ventures and public-private partnerships, to bring community and economic revitalization to the Crotona Park East community of the Bronx. The project was originally a New York City Economic Development Corporation project with an emphasis on the development of commercial space. Joy Construction and SoBRO worked with the owner of the site to envision more. In partnership with EDC, HPD, HDC, Chase, Capital One and Hudson the two phase project, designed by Aufgang Architects, broke ground in the fall of 2014 after being rezoned from a C8-3 to an R-71 with C3-4 commercial overlay. Conveniently located a few blocks from the 2/5 subway, the project features 188 units of affordable housing within two adjacent buildings. A mixture of studios, one, two and three bedrooms serve households between 30% AMI and 80% AMI. In addition to parking and community facility space for the residents, the project also offers approximately 30,000 SF of retail, satisfying an EDC deed restriction previously placed on the site.

Community Impact:
Complement to the quality affordable housing, Crotona Terrace’s impact is further rooted with our commercial tenants, all of whom have dedicated missions to improve the lives of families living in traditionally underserved communities. The Children’s Aid Society is fully operational in our first phase, providing educational, health and wellness support to children and their families. Smile New York Outreach is also a tenant in our first building, and once fully operational they will provide quality dental care to children within the community. Montefiore Medical Center is currently in the process of building their facilities in our second phase, where they will offer primary and emergency care medical services.

Organization Description:
Joy is a full service general contracting and development firm primarily focused on multi-family and retail projects throughout New York City. Joy was formed in 1995 and has built and/or developed over 70 buildings, including approximately 7,000 units, with a total construction value in excess of $1.2 billion. SoBRO was founded in 1972 and since then, has served over 20,000 students, helped to create and retain more than 40,000 jobs for area residents, and created the climate for hundreds of million dollars of capital investment into the South Bronx.
