Project Description:
This 18-story, 100 percent affordable housing is part of a multi-building development by Hudson Companies, St. Nicks Alliance and Project Renewal on the former Greenpoint Hospital site in East Williamsburg, Brooklyn. The 311-unit building has been designed by Magnusson Architecture and Planning (MAP) with associate architect Architecture Outfit and energy consultant Steven Winter Associates. The project has received both a Buildings of Excellence Award and a Blue Ribbon for Design Excellence Award from NYSERDA. In an effort to minimize the carbon emissions of the building, the design team is committed to achieving LEED for Homes v4 Gold and Passive House International certifications. As a result of this focus on sustainable design, Building 2 will achieve energy cost savings over a typical new-construction affordable housing development, and will also provide enhanced indoor air quality, comfort, health, and resiliency for the tenant community. The project will utilize a broad array of funding sources available for mixed-use developments, creating a financially replicable model for sustainable, community-driven campus-style affordable housing developments.

Community Impact:
Building 2 is part of Cooper Park Commons, a multi-building development on the former Greenpoint Hospital site in the East Williamsburg neighborhood of Brooklyn. Currently the site has a men's shelter, DHS laundry facility, and a vacant, decaying, building, all of which are fenced off from the community. By contrast, the new development will offer nearly 500 units of affordable housing, 110 units of affordable senior housing, a 200-bed homeless shelter, a health clinic, retail café and community facility space including senior center and workforce development training headquarters, and public open space.

In fact, the majority of the more than 4.5 acre campus will be rejuvenated and opened up for public access with landscaped pedestrian boulevards, public seating and a grass lawn gathering space.
