Project Description:
Developed by Constructive Partnerships Unlimited with Alodgio Consulting and designed by Magnusson Architecture and Planning, 2863 Atlantic Ave will provide 70 apartments for youth aging out of foster care. The building includes space for supportive services and is rich in indoor and outdoor shared amenities. A large rec room connects to a landscaped terrace sporting large planters, integrated seating, and views of Highland Park, while on the roof, a multipurpose room and adjacent wraparound garden provide a vista from which to enjoy the Manhattan skyline. At the first floor, a small courtyard shaded with greenery is visible from the lobby, creating an inviting and relaxing entrance. On the façade, dark gray brick corresponds visually to the surrounding masonry structures, while lighter gray panels clad the upper floors to soften the building’s presence from the street level. Setbacks are in close alignment with nearby buildings, creating volumes that feel contextual. Large windows maximize natural light indoors and give the exterior an open, welcoming feel. Biophilic elements include garden terraces, green roofs, new street trees, a planted canopy, and a landscaped setback along Barbey Street.

Community Impact:
The building serves youth aging out of foster care and is designed to provide the affirming, secure, and dignified living experience essential to supportive housing. Adhering to Trauma-Informed Design Principles, calming colors and natural light create tranquil apartment spaces that avoid negative associations with institutional space. Circulation within the building is open, with good sight lines to relieve concerns of hidden danger. Common spaces and areas with both visual and physical access to greenery are varied and spread out, giving residents more choices and ample opportunities to enjoy the physical and mental health benefits of nature.

The planted terraces, green roofs, and landscaping will help with stormwater run off and mitigate the heat island effect through evapotranspiration. The glassy ground floor is articulated and a planted canopy wraps the corner of the Atlantic Ave and Barbey Street frontages, shading the sidewalk and providing a cooler, more comfortable pedestrian experience. The building will activate the streetscape around this currently vacant site and improve area safety with evening light that illuminates the block, welcoming residents and visitors alike.
