Project Goals:
Through the New York City Department of Housing Preservation and Development’s (“HPD”) Third Party Transfer Program (“TPT”), Neighborhood Restore HDFC (“NR”) partnered with the Bronx Pro Group to renovate 1770 Davidson Avenue, transforming an abandoned, tax-foreclosed building into a 66-unit affordable housing development.

Project Description:
1770 Davidson Avenue is part of a cluster that consists of two other TPT buildings (1780 Davidson Avenue and 1750 Monroe Avenue) and three city-owned buildings in the Morris Heights neighborhood of the Bronx. In total, this project created 185 units allowing existing tenants to remain in their homes and making additional affordable housing opportunities available in the neighborhood. This project is being financed by JPMorgan Chase and HPD. In addition to residential units, Bronx Pro, along with funding provided by the NYC Department of Education, developed Little Scholars Early Development Center, a brand new state-of-the-art daycare facility located in 1770 Davidson Avenue. Little Scholars was created in collaboration with the design teams that built the world renowned schools of Reggio Emilia in Italy. The Center’s curriculum embraces art as a language that provides the foundation for children to become capable and expressive future leaders in their community.

Community Impact:
The TPT Program seeks to transition properties from physical and financial abandonment to responsible third party ownership. Through these efforts, the immediate health and stability needs of tenants are addressed; long term affordable housing is created and/or preserved, and low- and moderate-income neighborhoods through NYC are stabilized. Bronx Pro is preserving 185 affordable housing units, while providing over 100 spaces of Universal Pre-K for eligible children up to 4 years old through the Little Scholars Center. Through both the residential development and the creation of a state-of-the-art daycare facility, this project is expected to have a transformative and stabilizing impact on the Davidson Avenue Corridor.
