Project Description:
425 Grand Concourse is a 26-story, 277-unit mixed-use, mixed-income project located in the Mott Haven neighborhood of the Bronx. The visually stunning, 310,000 square-foot affordable housing project was developed by Trinity Financial, along with MBD Community Housing Corporation (a locally-based non-profit organization). One of the largest Passive House-certified multifamily developments in North America, the project units are affordable to households at a wide range of incomes (from below 30% to 130% of AMI), with 28 units designated for formerly homeless households. All residential units are income-restricted, with 193 units deemed permanently affordable under NYC regulatory requirements. The project’s design and finishes are comparable to luxury market-rate developments, offering resident access to an impressive package of amenities, including laundry facilities on every floor, bicycle storage, a fitness center, an outdoor recreation deck, outdoor rooftop garden, and community rooms. In addition to much-needed high-quality affordable housing, 425 GC provides the community with a CUNY educational facility, an affordable healthcare facility, a cultural space, and a locally-operated supermarket.

Community Impact:
425 Grand Concourse Exemplifies what can be achieved when developers, elected officials & local leaders work to create projects with solutions to serve a community’s diverse needs. Each of the building’s mixed-use amenities were developed with that in mind:
• Supermarket: Offering a crucial resource, fighting back against health issues associated with lack of fresh food.
• Healthcare center: Damian Family Care Center provides preventative care frequently denied to the local community due to location, cost, or both. Damien offers primary care & dental services for people with low incomes as well as the uninsured or under-insured.
• Education Facilities: CUNY Hostos Community College space offering Accelerated Study in Associate Programs, which give financial resources & academic support services for low-income students.
• Passive House: Airtight façade keeps out environmental hazards allowing residents to have filtered, fresh outside air in every apartment. The building will consume up to 70% less energy for heating & cooling than a conventional housing project & lowers carbon impact.
• Cultural Center: For an arts group to utilize the space & bring in ongoing culture & education for the community
