Project Description:
Wyandanch Village is a 40-acre, $500 million, master-planned community currently being developed in Wyandanch, a hamlet within the Town of Babylon, located in Suffolk County. The project has been referred to by the New York Times as a "downtown from scratch," consisting of a blend of residential, retail, office, cultural and civic uses. Capitalizing on the site's proximity to an existing Long Island Rail Road train stop, Wyandanch Village has been designed as a comprehensive, “smart growth” transit-oriented development (TOD). To date, two mixed-income, affordable and market rate buildings with 177 residential units have been constructed with a third, 124-unit building currently under construction and three new mixed-income and mixed-use phases in active pre-development. The revitalization planning effort began with a community visioning process that culminated in the promulgation of the Wyandanch Hamlet Plan, which called for pedestrian compatible, mixed-use development with retail, recreational and open space components centered around the LIRR train station—creating a walkable TOD community.

Community Impact:
This comprehensive, multi-phase, mixed-use, mixed-income project is a part of the Wyandanch Rising revitalization initiative aimed at addressing longstanding issues of poverty, blight, and lack of investment in Wyandanch where over 11% of residents between the ages of 18-64 live below the poverty line. Historically, Wyandanch is widely recognized as one of the most economically distressed communities on Long Island. The Town of Babylon acquired more than 70 properties for the project site and built out the infrastructure necessary for the development. The project features a new park with ice-skating rink, newly opened LIRR station house, and a 500-car MTA commuter parking garage – all of which are long overdue additions to the Wyandanch community. One of the phases in pre-development will entail the construction of a 100,000 s.f. health and wellness center, housing a brand-new, state-of-the-art YMCA, as well as a community health care facility. The addition of this phase marks the introduction of recreational and wellness facilities which have long been absent from the community, but which are anticipated to serve as a focal point and place of congregation for all.
