Project Description:
Woodlawn Senior Living is an 80-unit affordable senior housing development to be located at 69 East 233rd Street in the Woodlawn Heights neighborhood of the Bronx. The project will be built as an Affordable Residence for Seniors (AIRS) and consist of 59 studio units, 20 one-bedroom units, and 1 superintendent’s unit. This Residence will feature: green infrastructure and water conservation; energy recovery ventilation; minimized thermal bridges; solar paneling; high performance windows; gardening spaces; high albedo surfaces; all designed to make holistic living tech-integrated and more accessible. Built on a contiguous set of vacant lots (now merged as Lot 71), Woodlawn Senior Living provides affordable housing designed to the passive house standard. No less than thirty percent of units shall be occupied by formerly homeless persons referred to the project by the City of NY. The 79 units in the Woodlawn Senior Living Project shall be occupied by one or more persons who are at least sixty-two years old and was awarded a 79 unit Project Based Section 8 contract. The building will be used for a period of sixty years after its conversion.

Community Impact:
Our unique model of holistic revitalization works by developing neighborhood assets, like affordable housing and community facilities, to create a foundation for a more vibrant and diverse community. We build upon this foundation with programs designed to connect people to essential resources to help everyone in the community thrive, especially our most vulnerable populations.

RiseBoro provides supportive housing services in all of our senior citizen residences, to ensure the overall stability and well-being of our tenants. Our programming is aimed at improving tenants’ quality of life by addressing their most pressing physical, mental health and cognitive issues, through recreation and social services. Our long-term goal is to delay and prevent institutionalization and life in more restrictive settings by encouraging tenants “age in place” and thrive as active members of their community.

At Woodlawn, our onsite services will include: home visits; escorts for medical visits; advocacy; and enhanced individualized support. Our recreational and educational programs will include arts instruction, basic computer classes, yoga instruction, dance and exercise classes, ESOL courses, and more.

Our network of talented staff, partners, and supporters across each of our divisions makes us strong. Together, we unleash the potential of communities to thrive, no matter the odds.
