Project Description:
The project is located at 341 E162st in the Melrose section of the Bronx. This vacant site currently houses a trash compactor that serves NYCHA’s neighboring Morrisania development. The site was awarded in July 2018 to Services for the UnderServed and Bronx Pro Group through an NYCHA RFP. The proposed development will create 171 units of supportive and affordable housing, a new trash compactor for NYCHA’s use, a community facility space, and a new accessible ramp for the adjacent Metro-North station. The goal is to bring much-needed housing and services to a currently underutilized plot of land. The Melrose North project supports economic diversity in The Bronx serving households earning a range of incomes between 40% and 80%off AMI. Of the total 171 units in the development, 103 will be supportive housing units set aside for formerly homeless individuals with mental health or substance abuse issues, as well as individuals and families who have been victims of domestic violence. Melrose North will be built to Passive House standard significantly reducing the development's environmental impact. Construction closing is scheduled for December 2020 with expected full occupancy in late 2023.

Community Impact:
The Melrose North project will provide a number of community benefits. Not only will the new development provide 171 units of much needed affordable and supportive housing, it will also include several infrastructure improvements, such as a brand new compactor space to serve the neighboring NYCHA buildings and a new fully accessible ramp to the adjacent Melrose Northbound Metro North station. The construction of the ramp is expected to increase access to the MNR station where ridership is increasing in a growing neighborhood. Additionally, Melrose North will provide over 5,000 sf of community facility space serving the surrounding neighborhood. Finally, the development team is committed to minimizing the carbon footprint of the project by building to Passive House standards.

Services for the Underserved is a 501(c)(3) New York non-profit organization, founded in 1978, serving more than 35,000 annually with housing and social services. We currently operate programs in more than 183 sites throughout New York City, including congregate and scattered site supportive housing. Bronx Pro Group LLC is a neighborhood-based firm dedicated to community development through affordable housing investments since 1988. Bronx Pro has completed over 2,500 affordable housing units with a development cost totaling more than $575 million.
