Project Description:
Bay Shore Senior Residence is a 75-unit apartment development for residents aged 55 or older which will be marketed as LGBT friendly, providing a much needed safe and inclusive environment for underserved LGBT seniors on Long Island. The development features a brand new, state of the art, 8,000 square foot community center owned and operated by the Long Island Gay and Lesbian Youth, Inc., part of the LGBT Network. The property is located on a 1.16-acre site in Bay Shore, Suffolk County, NY, a low to mid-income community bordered by the Great South Bay, with 63 units set-aside for households earning 30%-60% AMI, including 8 units with Section 8 rental assistance, and the remaining 12 units for households earning up to 80% AMI. The site will include 71 one-bedroom units and four, two-bedroom units, including one non-revenue super unit. The building will be comprised of one four-story, wood and steel frame, elevator serviced building. The property’s surrounding area is well amenitized, in close proximity to Montauk Highway, Southside Hospital, Urgent Care, multiple ancillary health specialists, USPS, supermarkets, YMCA, bank branches, restaurants and the Bay Shore public library.

Community Impact:
Bay Shore Senior Residence will be the first and only housing for LGBT seniors in Suffolk County. The property will be marketed as LGBT friendly in order to serve LGBT seniors who have often experienced housing discrimination or insecurity based on their sexual orientation. To that end, the development will feature an 8,000 square foot Community Facility to be owned and operated by the Long Island Gay and Lesbian Youth, Inc. The LGBT Community Facility will be on-site, but will be legally separated in a condo which will be owned and operated by the Long Island Gay and Lesbian Youth, Inc. (a subsidiary of The LGBT Network). Residents of Bay Shore Senior Residence will receive support in the areas of health, nutrition, recreation and social and cultural programs provided by the LGBT Network in a safe and inclusive environment, on-site.

Organization Description:
The LGBT Network, an advocacy organization for lesbian, gay, bisexual and transgender elders, has extensive experience in various areas of supportive services and a long history of advocacy, education, and development for the LGBT population. The D&F Development Group has over 25 years of experience in the development, construction and management of residential real estate in the greater NYC metropolitan area. D&F has worked closely with many local non-profit entities to develop affordable family and senior housing developments.
