Project Description:
AP Lofts at Larkinville is a mixed-use, mixed-income, historic adaptive re-use project delivering modern loft style apartment homes to working class families and individuals, bringing new life and new opportunities to the Larkin District of Buffalo, NY. Located at the corner of Hamburg and Swan Street’s, the building and site are home to the former Great Atlantic & Pacific Tea Company warehouse which was originally built in 1910 and historically operated as a major distribution center. AP Lofts is poised to become the next premier mixed use housing and commercial development in the ever growing Larkin District. With the help of Carmina Wood Morris Architects and R&P Oak Hill Development, a design was achieved that allowed for the creation of 147 apartment homes and two stories of interior mezzanine parking within the existing envelope of the historic warehouse.

Community Impact:
• Closing the Affordability Gap: AP Lofts provides high quality and sustainable affordable, workforce and middle income housing options to a community where rapid expansion of local employers has sparked concerns of housing shortages as only 52 rental units exist for every 100 extremely low income renter households.

• Catalyst for Future Development: by creating 147 mixed income apartment homes and new commercial space in one of the Larkin District’s most prominently located yet long abandoned buildings, AP Lofts demonstrates market viability for future local development while increasing the vibrancy and diversity of the community through the varied income of its tenants.
