Organization Name: RiseBoro Community Partnership and Slate Property Group
Project Title: 326 Rockaway
Project Location: Brownsville, Brooklyn
Project Description:
326 Rockaway is a new 14-story, 216-unit, 100% affordable supportive housing project constructed by SD Builders and designed by Aufgang Architects. This all-electric, mixed-use development is Passive House and includes green roofs and rooftop solar to offset energy use, setting a new standard for environmentally conscious affordable housing. The building includes a range of amenities such as a community room and recreation room, a kid’s playroom, an art/classroom space, a fitness room, bicycle storage, and two outdoor recreation spaces. Residents of the building benefit from full-time security and maintenance staff, on-site social services, and a large laundry room. The project also features “King of Love,” a mural created by artist Victor “Marka27” Quiñonez in collaboration with ArtBridge, celebrating Brownsville’s culture and hip-hop legacy as the largest outdoor mural in Brooklyn.
Community Impact:
With supportive services by RiseBoro and rental subsidy through HPD’s NYC 15/15 program, 326 Rockaway provides a stable home for young adult families with young children or pregnant people aging out of the foster care system. It includes 130 supportive housing units, with the remaining apartments for families earning at or below 60% AMI. In the heart of Brownsville, a historically marginalized neighborhood, this project delivers a stable community for young families to transcend previous struggles and thrive. The project also participated in the Brownfield Clean Up Program, remediating a previously blighted site into a healthy and sustainable new home for New Yorkers in need.
Between deep affordability, much-needed housing and services for a special population, aggressive sustainability in the face of climate change, environmental remediation, and celebration of local arts and culture, 326 Rockaway has made a meaningful positive impact on Brownsville, Brooklyn, and New York City as a whole.
