1 Croton Point

Organization Name: Arketekcher

Project Title: 1 Croton Point

Project Location: Croton-On-Hudson, Westchester County, New York

Project Description:
Located adjacent to the Croton-Harmon Metro-North station, 1 Croton Point will transform an underutilized parking lot into a 100-unit affordable homeownership development. The 132,000-square-foot building offers one- and two-bedroom condominiums for households earning up to 80% of Area Median Income through New York State's Affordable Homeownership Opportunity Program (AHOP). Developed by WBP Development and designed by Arketekcher, the project brings affordable ownership within walking distance of regional transit. Brick and metal panels respond to the site's industrial context, while targeted soundproofing mitigates rail and highway noise. An accoya entry canopy and bench welcome residents; a fitness center, co-working lounge, and indoor-outdoor rooftop amenity space overlooking Croton Point Park and the Hudson River support everyday life. The all-electric building is designed to meet ENERGY STAR Multifamily New Construction standards, with rooftop solar and EV parking. Along a popular pedestrian route to the train station, a public pocket park with sculpture, gardens, and seating creates a welcoming space for the wider community.

Community Impact:
In a region where rising housing costs have put homeownership increasingly out of reach, 1 Croton Point will create 100 opportunities for income-qualified households to purchase a home, establish roots, and build equity over time.

The project is designed to make affordable housing feel anything but compromised. Its all-electric design, ENERGY STAR Multifamily New Construction standards, rooftop solar, and EV parking support energy-efficient living, while generous amenities, including fitness, coworking, and rooftop gathering spaces, provide residents with room to work, relax, and connect.

Beyond the building itself, the development will transform an underutilized parking lot into a community asset. Steps from the Croton-Harmon station, residents have easy access to jobs and destinations throughout the region, while a public pocket park with sculpture, gardens, and benches creates a welcoming space for the wider community.

1 Croton Point demonstrates how underutilized land, affordable homeownership, and thoughtful design can come together to create lasting value for Croton-on-Hudson and other small communities along regional transit corridors.
