Home 4 Good

Organization Name: Enterprise Community Partners, RiseBoro Community Partnership

Project Title: Home 4 Good

Project Location: Citywide

Project Description:
Home 4 Good is an innovative, upstream eviction prevention program that partners with affordable housing providers to support tenants facing rental arrears before that instability escalates into eviction or displacement. The program offers a replicable model for strengthening housing stability while reducing financial losses for housing providers. Home 4 Good partners with property owners to proactively identify tenants at risk of eviction. Program Housing Navigators then connect tenants to short-term rental assistance; longer-term subsidy programs; and other supports, including financial coaches. By pairing timely assistance with ongoing support, Home 4 Good helps families to resolve immediate crises, regain their footing, and sustain stable homes. Home 4 Good’s innovative performance-based financing model minimizes risk for housing providers, which only pay once outcomes are achieved — such as after arrears are repaid or a subsidy is recertified. Home 4 Good is a rare win-win – supporting mission-driven housing operators while directly preventing evictions and homelessness for New York City families.

Community Impact:
Since its launch in 2024, Home 4 Good has supported more than 1,350 households across ten participating NYC housing providers, helping tenants address rental arrears, secure ongoing subsidies, and improve housing stability. Nearly $7 million in rental arrears have been recouped for tenants and housing providers, generating an average 3x return on investment for providers, many of which are nonprofits.
Home 4 Good's proactive approach helps low-income New Yorkers address financial challenges before they escalate into eviction or homelessness. Through tailored, year-long support, the program helps tenants access public benefits, overcome barriers, engage in financial coaching, and address underlying drivers of instability. By bringing coordinated support directly to tenants, the program reduces the burden of navigating complex systems during crises, while helping residents and housing providers avoid costly, often traumatic eviction proceedings.
As affordable housing providers face mounting financial pressures and tenants encounter barriers to accessing rental assistance, Home 4 Good offers a scalable model that strengthens both resident stability and the financial sustainability of affordable housing
