Organization Name: Bronx Pro Group
Project Title: Longfellow Marmion
Project Location: Bronx, NY
Project Description:
Longfellow Marmion is the substantial rehabilitation of two scattered-site, five-story brick masonry multifamily residential buildings located approximately a half-mile apart in the West Farms and Crotona neighborhoods of the Bronx, New York. There are 52 residential units plus two live-in superintendent units. The project targets low-income families under a 60-year NYC Department of Housing Preservation & Development (HPD) Regulatory Agreement.
Community Impact:
The development revitalizes former co-op properties foreclosed by the City of New York and transferred via HPD's Third Party Transfer (TPT) Program, bringing high-quality capital upgrades (new roofing, windows, plumbing, electrical, heating systems, and fully updated apartments). The project preserves and upgrades 2,364 sq. ft. of commercial storefronts along active commercial corridors, retaining existing neighborhood businesses (including a local deli and copy center/phone repair shop) and renovating vacant storefronts to vanilla box finish. The buildings will meet Enterprise Green Communities standards and comply with NYC Local Law 97 emissions reduction goals. The upgrades will include rooftop Solar Photovoltaic (PV) systems, high-efficiency boilers, heating timers, and water meter monitoring.
