Project Description:
Summit on Hudson, developed by Westhab and containing 113 affordable and supportive housing units, was completed in 2024. The project, sitting at the top of a large hill overlooking the Hudson River and Palisades, features locally sourced granite cladding, slate flooring, wood frame over concrete podium construction and many other design elements aimed at creating a harmonious living environment, reducing embodied carbon and improving operational energy efficiency. These design features, for which the project received a NYSERDA Buildings of Excellence Award, include a 103 KW solar array, all-electric HVAC systems and a heavily insulated building envelope. The development also features several indoor and outdoor amenity spaces geared towards providing the children and adults who call it home a variety of spaces in which to play and socialize. A large south-facing garden serves as a quiet refuge from the otherwise dense urban fabric. Off this garden lies a children’s playroom and an exhibit highlighting the project’s sustainability aims and design features. A 6th floor recreation room with large ribbon windows and a veranda provides uninterrupted views toward the nearby Hudson and Palisades.
Community Impact:
The development impacts its community in various ways and at different scales. Most immediately, the project transforms the street presence on Locust Hill Avenue by replacing a dilapidated structure sitting on nearly an acre of overgrown hilly land with a new building designed to evoke the history of its place from a contemporary vantage point. The development brings new life to the underserved neighborhood of Locust Hill, just North of dynamic and evolving Downtown Yonkers.
The project benefits its greater neighborhood by providing much-needed affordable housing, thoughtfully designed amenities and a sense of pride to local residents. Finally, the project benefits all residents of Yonkers and beyond by adopting sustainable design practices, including specification of low-embodied carbon materials, a robust building envelope, and the absence of on-site fossil-fuel combustion in favor of all-electric building systems. This latter feature both improves surrounding air quality and reduces demand on non-renewable resources.
