3ELEVEN is a new 58 story, 938 unit mixed-income building developed by Douglaston Development and designed by FXCollaborative Architects. The design creates an elegant transition between two vibrant, and very different neighborhoods on Manhattan’s westside: West Chelsea and Hudson Yards. The project underwent a complex entitlement process, including rezoning from Manufacturing to Residential use, a 6-fold increase in density, and purchase of development rights from the nearby Hudson River Park. 3ELEVEN is a model of inclusionary housing development, providing 235 Affordable homes for New Yorkers making 40, 60 and 100% AMI, and is a recipient of the 421-A Tax Incentive. In addition to retail space and a robust package of indoor and outdoor amenity spaces, the project will deliver a future Emergency Medical Services station for the FDNY.
