RLN April Site Tour – Williamsburg Houses
Join the RLN to kick off this year’s site tours starting with Williamsburg Houses in Brooklyn!
Developments selected to be a part of the Permanent Affordability Commitment Together (PACT) program will receive comprehensive renovations, enhanced property management, and expanded on-site social services. Through PACT, developments will be included in the federal Rental Assistance Demonstration (RAD) and convert to a more stable, federally-funded program called Project-Based Section 8. This allows NYCHA to unlock funding to complete comprehensive repairs, while also ensuring homes remain permanently affordable and residents have the same basic rights as they possess in the public housing program.
Williamsburg Houses will receive $490 million in comprehensive renovations to the 1,621 apartments and 20 residential buildings at the property. MDG Design and Construction is performing the rehabilitation work – installing new kitchens and bathrooms with appliances and fixtures; and new piping systems, windows, floors, and heating systems. They are also enhancing building infrastructure with new roofing systems, safety and security systems, lighting, improved energy efficiency, free Wi-Fi access and robust security systems.
Wavecrest Management is now responsible for the day-to-day management and operation of the property. Social services are being provided by non-profit partners St. Nicks Alliance and Grand Street Settlement, which both have deep experience serving Williamsburg residents. The site achieved Section 3 Compliance with the placement of 38 section 3 individuals in jobs at the site, and offers economic opportunities for development to low-income residents in the form of on-site job placement. The project makes use of Historic Tax Credits to preserve the historical nature of the site and the comprehensive repairs will fully abate all lead paint from every building.
