NYHC is calling for two state policies that would help address distressed affordable housing. First, NYHC is proposing the Affordable Housing Stability Court Initiative, which would establish a special court part to serve tenants of affordable housing with city or state regulatory agreements or building units owned by small landlords, preventing eviction and stabilizing tenants while quickly resolving arrears for building owners.

Second, NYHC is proposing the Affordable Housing Income Limit Compliance Bill, which is legislation that allows affordable housing with a state or city agency regulatory agreement to adjust rents for vacant units to align with the current year’s area median income (AMI) indicated in their regulatory agreement and set by the US Dept of Housing & Urban Development (HUD).
