Project Goals:
Opened in June 2017, Praxis Loring Place North was developed in partnership with NYC HPD Supportive Loan Program with the purpose of providing permanent supportive housing for formerly homeless individuals that meet NY/NY III criteria.
The project also includes 14 units of affordable housing with 50% of those units set aside for residents of Bronx Community Board 7. Applicants are required to meet HPD eligibility criteria.
To design a building that promotes an increase in daily physical activity and contributes to healthier lifestyles in our communities.
To construct a high performance building that relates to and enhances the character of the community.

Project Description:
The project involved the new construction of a 66-unit permanent supportive housing program in the Kingsbridge section of the Bronx. The 48,244 square foot building was designed by Dattner Architects and constructed by Mega GC. The building is comprised of 51 studios, 10 one-bedroom and 5 two-bedroom apartments. The program offers a comprehensive array of onsite support services provided by Praxis Housing Initiatives, Inc. and has developed a linkage with Bronx Community College to offer workforce development trainings for occupants of the building. Features of the building includes: a tenants lounge, fitness/wellness room, a multi-purpose room, a landscaped 7th floor terrace, garden that includes light exercise equipment, laundry room and storage space for residents bikes. Capital Financing: NYC HPD SHLP, Citibank, NYC OER, NYSERDA, Pre-development funding: Deutsche Bank America Foundation and Corporation for Supportive Housing. Service funding: NY/NYIII and Section 8 PBV

Community Impact:
The project was developed on 3 contiguous lots in the Kingsbridge area of the Bronx. The 13,478 square foot area was previously occupied by three long-term vacant residential buildings which had adversely impacted residents and homeowners in the community.
Primarily the project addresses the continuing need for affordable and supportive housing in the community and NYC.
24x7 on-site staff, facade lighting and external cameras enhance neighborhood security.

Organization Description:
Founded in 1995, Praxis Housing Initiatives’ (Praxis) mission is to stabilize chronically homeless persons living with special needs through clean, safe housing and to provide services that lead to recovery, stability, and ultimately, independence. From its inception, Praxis has been a leader in providing housing services for homeless Persons Living with HIV/AIDS (PLWHAs) and other needy New Yorkers and continues to deliver quality and cost-effective services to almost 1000 recipients per night at 4 Congregate Transitional Supportive Housing facilities, 3 Scatter site housing programs for homeless single adults and families and 1 Tier II housing program for homeless families with children. Since 2012, Praxis has developed “Warren Residence” located in the Wakefield section of the Bronx. Praxis Loring Place North is the organizations second ground up project. Total development costs to date almost $47 million.
